DRAFT Revised 1/5/95, 3/1/95, 3/24/95 <br />zone area of new developments shall be preserved in its natural or existing <br />state. <br />8. Residential subdivisions exceeding those permitted by the lot area standards of <br />Section 1102.07 can only be allowed if designed and approved as a residential <br />planned unit development under Section 1102.13 of this Ordinance. <br />Subd. 2. Placement, Design, and Height of Structures. <br />A. Placement of Structures on Lots. When more than one setback applies to a site, <br />structures and facilities must be located to meet all setbacks. Where structures exist on the <br />adjoining lots on both sides of a proposed building site, structure setbacks may be altered <br />without a variance to conform to the adjoining setbacks from the ordinary high water level, <br />provided the proposed building site is not located in a shore impact zone. Structures shall <br />be located as follows. <br />1. Structure and On-site Sewage System Setbacks (in feet) from Ordinary High <br />Water Level. <br />Sewage <br />Classes of Structures Treatment <br />Public Waters Unsewered Sewered System <br />Lakes <br />Natural Environment 150 150 150 <br />Recreational Development 100 75 75 <br />General Development 75 50 50 <br />Rivers and Streams 100 50 75 <br />One water -oriented accessory structure exclusive of one dock and lake access per <br />individual lot, designed in accordance with Section 1102.07, Subd. 2B of this <br />ordinance may be set back a minimum distance of ten (10) feet from the ordinary <br />high water level. <br />2. Additional Structure Setbacks.
