AGENDA ITS 8 C <br />STAFF ORIGINATOR Mary Kay Wyland <br />DATE November 22, 1995 <br />TOPIC Behm's Century Farms 1st Addition - Final Plat <br />Initial review of the Behm's Century Farms plat began in late 1993 <br />with a preliminary plat approved by the Council in May.of 1995. <br />The preliminary plat consists of 105 lots in three phases with the <br />first addition containing 55 lots. <br />The property was rezoned by the Council to R-1, Single Family <br />Residential and is indicated as, such on the City's Comprehensive <br />Land Use Map. The Metropolitan Council approved the Minor <br />Comprehensive Plan Amendment for a MUSA Land Exchange covering the <br />first phase of this development on August 7, 1995. Utilities are <br />being extended from 4th Avenue to serve the site with construction <br />to begin in the Spring of 1996. Construction of four models off <br />Lilac Street will be initiated yet this winter. <br />Conditions of approval for this preliminary plat included the <br />provision of landscaping along Lilac Street, protective covenants <br />acknowledging the air -park proximity, the accessory building size <br />for the air -park lots, and a north orientation for the homes to be <br />constructed on Lots 17, 18, and 19, Block 5. These conditions have <br />been met and a copy of the landscape plan, which has been reviewed <br />by our City Forester) is enclosed for Council consideration. <br />A Development Agreement has been signed and financial guarantees <br />posted. Mr. Hawkins has indicated that the title commitment- <br />order. Staff would, therefore, recommend approval of Phase I, <br />Behm's Century Farms. <br />• Approve Final Plat for Behm's-Century Farms <br />.
