AGENDA ITEM 6 C <br />STAFF ORIGINATOR Mary Kay Wyland <br />DATE February 9, 1995 <br />TOPIC. 95-5-P, Wayne Scanlan, 6848 Otter Lake Road, <br />Minor Subdivision <br />Mr. Wayne Scanlan, owner of the Otter Lake Veterinarian Clinic at <br />6848 Otter Lake Road, is requesting a Minor Subdivision to split a <br />4.01 parcel of property from his 5.45 acre lot. The property is <br />Zoned LI, Light Industrial, and a minimum lot size of 1 acre with <br />100' of lot width is required by the Zoning Ordinance. Both the <br />existing lot and the newly created lot will meet these <br />requirements. Utilities are not currently available to serve these <br />properties. <br />The City's Economic Development Advisory Board would recommend <br />approval of this proposed lot split. The property is intended to <br />be sold for the development of a pet supply and dog training <br />facility. A site plan review will, most likely, be submitted for <br />P & Z review in the near future. <br />Staff has reviewed this request and would recommend approval of the <br />Minor Subdivision with the following condition: <br />1. A Park Dedication fee in an amount as determined by <br />Ordinance No. 5-91 be submitted prior to issuance of any <br />building permits for the site. This fee is determined based <br />on both the use of a building and the size of said building, <br />therefore, a determination of the actual Park Dedication Fee <br />can not be made at this time. <br />The Planning and Zoning, Board concurred with the; staff <br />recommendation at their February 8, 1995 meeting. <br />1. Approve Minor Subdivision with conditions listed above. <br />2. Deny Minor Subdivision <br />Option 1 <br />
