Mr. Grochala explained that there is a new suiter proposing to buy the Mattamy site and that <br />they are moving forward with the project. <br />EDAC agreed with the recommendation to change the utility staging. <br />3B - Nadeau Properties (6651 & 6677 201h Avenue South) <br />Mr. Grochala explained that the site is next to the existing Northpointe development and that <br />the property owner wants to be rezoned to medium density to facilitate future development. <br />He added that the existing low density designation would allow for the same project type as <br />Northpointe. <br />EDAC recommend no changes. <br />4A - Wilkenson Lake / Cedar Lake Area <br />Mr. Grochala explained that the site is being looked at by North Oaks Development <br />Company and other property owners and the city is looking at intersection and street <br />improvements through the area. Mr. Colgan asked how the intersection of Ash Street and <br />Centerville Road will be improved. Mr. Grochala explained that the City is working with <br />both Anoka County and Ramsey County on an intersection control evaluation. <br />Mr. Schueller asked if I-35E will ever get a full interchange at Ash Street. Mr. Grochala <br />explained that the city is planning on it. The City wants to see MNDOT or the County move <br />on it as well. The City does have a plan for the long term for the interchange. Mr. Schuler <br />asked if there was a timeline on the improvements. Mr. Grochala said that the study is <br />nearing completion but it could potentially be a 2019 project. <br />EDAC supported changing the utility staging in this area. <br />5A - East of I-35E and North of Main Street <br />Mr. Grochala explained that staff is proposing to change the staging on this area. It is <br />currently post-2030 and should be moved up to facilitate additional industrial development in <br />the area. <br />He explained that sewer capacity is available and currently unused. <br />Mr. Kohler asked why the land use guidance changes at 80th Street. Mr. Grochala stated that <br />the proposed landuse is based on the AUAR study, completed in 2006. Residential was <br />proposed along Hardwood Creek. Staff is proposing to change the medium density <br />residential to industrial. <br />4 <br />
