Park Dedication. The proposal has been reviewed by the Lino Lakes Park Board and <br />determined that a cash dedication in lieu of land shall be required. Said dedication is <br />based upon the density of the development as stated in Section 1001.14 of the Subdivision <br />Ordinance. <br />Grading & Drainage/Wetlands. In accordance with subdivision regulations, the applicant <br />has submitted a grading and drainage plan for review. Said plan is subject to review and <br />approval by the City Engineer. <br />Utility Easements. The applicant has also submitted a utility plan. Said utility plan is also <br />subject to review and approval of the City Engineer. <br />Development Agreement. As a condition of approval the applicant shall enter into a <br />developer's agreement with the City. <br />CONCLUSION <br />If the Planning Commission and City Council make a Policy decision that the proposed 'site <br />plan warrants the flexibility requested under the PDO, our office recommends approval of <br />the preliminary plat and planned development overlay subject to the conditions outlined <br />within the Recommendation portion of this report. <br />cc: Mary Kay Wyland <br />Brian Wessel <br />Twin City Townhome <br />
