AGENDA ITEM NO. 7 <br />STAFF ORIGINATOR: David Ahrens, City Engineer/Publc Works Director <br />DATE: November 22, 1996 <br />TOPIC: PUBLIC HEARING, 35W/TH 49 Interchange Corn <br />Development Area Trunk Utilities <br />INTRODUCTION: <br />On October 28, 1996, the City Council accepted the feasibility report and cal <br />a public hearing for the 35W/49 Interchange Commercial Development Area <br />Trunk Utility Project. The proposed project will provide water and sanitary sewer <br />service to the property south of 35W adjacent to Lake Drive (refer to Exhibit A). <br />The proper notices have been mailed and published notifying property owners of <br />the public hearing per State Statutes. In a separate agenda item under the City <br />Engineers Report, Council will be asked to consider ordering the project and <br />preparation of plans and specifications. <br />BACKGROUND; <br />This interchange has received a lot of interest from developers to construct <br />commercial and light industrial businesses. Also, the City is currently studying <br />the concept of developing a Town Center at the southeast quadrant of the <br />35W/49 interchange. It is necessary that watermain and sanitary sewer be <br />extended to serve the properties on the south side of 35W in order for the <br />commercial and light industrial projects to move ahead. <br />Proposed Improvements <br />The proposed improvements include the construction of approximately 4,400 feet <br />of sanitary sewer and watermain. Construction will start at the south end of`ti <br />utility jacking under 35W to be completed by the Centennial Middle School U.y <br />Project. The utilities will extend north along the south side of 35W and the Oasis <br />gas station to the west side of Lake Drive. The utilities are sized appropriately to <br />accommodate ultimate development of the properties in this area., Refer to <br />Exhibit B1 and B2 for location of proposed improvements. <br />
