,.� CITY COUNCIL <br /> AGENDA ITEM 6C <br /> STAFF ORIGINATOR: Katie Larsen, City Planner <br /> MEETING DATE: June 27, 2016 <br /> TOPIC: Consider Second Reading of Ordinance No. 04-16 to Rezone <br /> Property from R, Rural and R-BR, Rural-Business Reserve to <br /> PUD-Planned Unit Development for Watermark <br /> *Council may vote to dispense with full reading of ordinance <br /> *Roll call vote is required for adoption of the ordinance <br /> VOTE REQUIRED: 3/5 <br /> INTRODUCTION <br /> Staff is requesting City Council consideration of the 2nd reading of the Ordinance No. 04-16 to <br /> rezone property from R, Rural and R-BR, Rural-Business Reserve to PUD-Planned Unit <br /> Development for Watermark. <br /> BACKGROUND <br /> Mattamy Partnership submitted a land use application for rezoning and PUD Development <br /> Stage/Preliminary Plat review. The proposed development is a master planned residential <br /> community located in the northwest quadrant of I-35E and CSAH 14/Main Street. It contains <br /> 12 parcels totaling approximately 372 gross acres and consists of a residential density mix of <br /> 706 single family lots and 165 townhome units totaling 871 housing units. The proposed <br /> development is called as Watermark. <br /> The Planning& Zoning Staff Reports dated April 13, 2016 and May 11, 2016 detail the <br /> proposed project. <br /> Rezoning <br /> The parcel is currently zoned R, Rural and R-BR, Rural-Business Reserve and requires <br /> rezoning to PUD, Planned Unit Development. The Planning and Zoning Board held a public <br /> hearing on April 13, 2016 and continued the hearing to May 11, 2016. The Board found the <br /> proposal meets the criteria for rezoning as detailed in Ordinance No. 04-16. <br /> RECOMMENDATION <br /> The Planning&Zoning Board and staff recommend approval of Ordinance No. 04-16. The 15t <br /> r� reading of the ordinance was approved by Council on June 13, 2016. <br /> 1 <br />
