CITY COUNCIL <br /> AGENDA ITEM 6Ai <br /> STAFF ORIGINATOR: Michael Grochala <br /> MEETING DATE: August 8, 2016 <br /> TOPIC: Consider Second Reading of Ordinance No. 07-16 to Rezone <br /> Property from LI, Limited Industry to PUD, Planned Unit <br /> Development, Clearwater Creek Business Park <br /> "Council may vote to dispense with full reading of ordinance <br /> X Roll call vote is required for adoption of the ordinance <br /> VOTE REQUIRED: 3/5 <br /> INTRODUCTION <br /> Staff is requesting City Council consideration of the 2"d reading of the Ordinance No. 07-16 to <br /> Rezone Property from LI, Limited Industry to PUD-Planned Unit Development for the <br /> Clearwater Creek Business Park. <br /> BACKGROUND <br /> United Properties has submitted a land use application for rezoning and PUD Development <br /> Stage/Preliminary Plat review. The proposed development is the Clearwater Creek Business <br /> Park located in the northeast quadrant of Cedar Street and 21st Avenue. <br /> The 54.45 acre site is bisected by Judicial Ditch No. 3 (Clearwater Creek), which separates the <br /> northern third of the site from the remainder. The applicant is proposing to create I lot and 2 <br /> outlots. Lot 1 would be developed with a 402,552 square foot distribution center and the outlots <br /> would be available for future development. <br /> Rezoning <br /> The property shown as Lot 1, Block 1 is currently zoned LI, Light Industrial and is proposed to <br /> be rezoned to PUD,Planned Unit Development to accommodate the proposed distribution <br /> center. The Planning and Zoning Board held a public hearing on June 8, 2016 and continued the <br /> hearing to July 13, 2016. The Board found the proposal meets the criteria for rezoning as <br /> detailed in Ordinance No. 07-16. <br /> The City Council approved the 1st Reading of the Ordinance on July 25, 2016. <br /> 1 <br />
