The City received a Land Use Application to rezone certain property from R, <br /> Rural to R-1 X, Single Family Executive. <br /> 2. The Planning and Zoning Board held a public hearing on January 11, 2017. <br /> 3. Per Section 1007.015 (5), the Planning and Zoning Board shall consider possible <br /> adverse effects of the proposed rezoning and its judgement shall be based upon, <br /> but not limited to, the following factors: <br /> (a) The proposed action has been considered in relation to the specific policies <br /> and provisions of and has been found to be consistent with the official City <br /> Comprehensive Plan. <br /> Erickson Estates is consistent with the official City Comprehensive Plan with the <br /> proposed amendments as detailed in the January 11, 2017 Planning& Zoning Staff <br /> Report. <br /> (b) The proposed use is or will be compatible with present and future land uses of <br /> the area. <br /> Erickson Estates is compatible with present and future land uses of the area. Land uses <br /> surrounding the subject site are guided for low density residential development, urban <br /> reserve and parks. <br /> (c) The proposed use conforms with all performance standards contained herein. <br /> Erickson Estates conforms will all performance standards as detailed in the January 11, <br /> 2017 Planning& Zoning Staff Report. <br /> (d) The proposed use can be accommodated with existing public services and will <br /> not overburden the City's service capacity. <br /> 1 <br />
