In the case of mixed use developments, <br />the trunk fee will be assessed based on the sum of all respective land uses within the <br />development. High wastewater generators and water users will be evaluated on a case-by-case <br />basis at the time of connection. <br /> <br />3.2.3 Redeveloped Properties <br /> <br />In instances where existing developed areas already serviced with City utilities wish to redevelop <br />within the City limits, it will be up to the City to evaluate whether the trunk systems can <br />accommodate the redeveloped sewer flows and water demand. If additional trunk facilities are <br />required to provide the added service to the redeveloped area, the City will review whether or not <br />it is an economically viable alternative to provide additional services to the area during the <br />redevelopment approval process. <br /> <br />Residential Properties <br />In cases where new residential lots are created from the subdivision of a currently serviced <br />property, the new lots created will be assessed a trunk fee at the time of subdivision approval. <br />Each additional lot will be charged per unit regardless of the number of acres for the respective <br />property. <br /> <br />Non-Residential Properties <br />Existing serviced commercial/industrial or other non-residential properties wishing to expand <br />will be evaluated on a case-by-case basis by the City. If the existing sewer and water service is <br />sufficient to serve the redeveloped property, no trunk fee will be assessed to the redeveloped <br />property. If the existing sewer and water system must be expanded and/or upgraded to serve the <br />redeveloped property, the cost of such upgrades will be borne by the property owner. <br /> <br />3.3 Sewer/Water Availability Charge <br /> <br />The City’s sewer and water availability charge (SAC/WAC) are based on the value of the <br />existing sewer and water systems. Values of each system were taken from the depreciation <br />schedules supplied from the Finance Department which are calculated on an annual basis. The <br />SAC/WAC charges will be applied as a uniform fee per total future 2030 units. All availability <br />charges are to be collected at the time of connection when a building permit is requested. <br /> <br />3.4 Calculation of SAC/WAC units <br /> <br />3.4.1 New Developments <br /> <br />Residential Developments <br />Because the number of residential units is known at the time of platting, the number of units <br />assigned will be based on the number of homes. Each residential connection to the City’s sewer <br />or water systems will be weighted the same regardless of land use density.
