d. Open Area Standards: <br /> 1. Sheet LS 1.1 shall clearly indicate the area being calculated <br /> as open area and the trees and shrubs counted towards <br /> compliance. <br /> e. Buffer and Screen Standards: <br /> i. Plan Sheet A 1.1 and LS 1.1 shall be revised to include a fence and <br /> landscaping in compliance with Section 1007.043(17)(f). <br /> ii. A 30 inch tall landscape buffer and screen shall be provided along <br /> the parking lots along both Lake Drive and Kelly Street. <br /> f. An irrigation plan is required for all grass and landscaped areas. <br /> g. Details and cross sections are required for all proposed landscape berms. <br /> h. Seed mix details are required for stormwater ponds. <br /> i. Landscaping shrubs and trees shall be planted between the CSAH 23/Lake <br /> Street lot line and fence. <br /> 10. The photometric plan shall be revised to include the entire 2.19 acre property <br /> boundary. <br /> 11. A separate trail easement shall be granted to the City extending the existing 15 <br /> foot wide trail easement the entire length of the parcel along CSAH 23/Lake <br /> Drive. <br /> a.
