V Reading: August 14, 2017 Publication: September 5 2017 <br /> 2°d Reading: AugusEffective: October <br /> CITY OF LINO LAKES <br /> ORDINANCE NO. 07-17 <br /> ORDINANCE TO REZONE PROPERTY FROM R-X,RURAL EXECUTIVE TO <br /> GB, GENERAL BUSINESS FOR ALL SEASONS RENTAL/SS PROPERTIES <br /> ADDITION (7932 LAKE DRIVE) <br /> The City Council of Lino Lakes ordains: <br /> Section 1: Findings of Fact <br /> 1. The City received a Land Use Application to rezone certain property from R-X, <br /> Rural Executive to GB, General Business. <br /> 2. The Planning and Zoning Board held a public hearing on July 12, 2017. <br /> 3. Per Section 1007.015 (5),the Planning and Zoning Board shall consider possible <br /> adverse effects of the proposed rezoning and its judgement shall be based upon, ..y <br /> but not limited to,the following factors: <br /> (a) The proposed action has been considered in relation to the specific policies <br /> and provisions of and has been found to be consistent with the official City <br /> Comprehensive Plan. <br /> All Seasons Rental is consistent with the official City Comprehensive Plan. The parcels <br /> are guided commercial and the retail rental business is consistent with that land use. The <br /> development is also consistent with the goals and policies of the comprehensive plan in <br /> regards to resource management, transportation, utilities and local water management <br /> plan. <br /> (b) The proposed use is or will be compatible with present and future land uses of <br /> the area. <br /> All Seasons Rental is compatible with present and future land uses of the area. Land <br /> uses surrounding the subject site are guided for commercial development, mixed use and <br /> residential. <br /> (c) The proposed use conforms with all performance standards contained herein. <br /> All Seasons Rental conforms with all performance standards with some minor revisions <br /> as detailed in the July 12, 2017 Planning& Zoning staff report. <br /> 1 <br />
