Hodgson Road (CSAH 49) & County Road J (Ash Street) <br />Redevelopment of this area would have several community benefits. Suited <br />toward smaller scale neighborhood development, the site is located at the <br />southern gateway to Lino Lakes. Positive aspects to redevelopment include <br />the elimination of blight, addition of new goods and services, and increased <br />tax base. Challenges include the collaboration of multiple cities and counties, <br />infrastructure construction and lower densities that surround the area. The <br />site has been highlighted in past Lino Lakes' economic development plans. <br />Recently, neighboring Shoreview has studied the area for redevelopment <br />potential as part of a transitional corridor study. Collaboration with <br />Shoreview is critical to effectively redevelop the area. Additionally, there are <br />outside financial resources that can be researched and grant funds sought to <br />help facilitate investigation, acquisition and site improvements. <br />The Hodgson Road & CR J Master Planning Study was approved by the <br />City Council in 2007. The plan establishes a general land use design, but <br />does not mandate the exact site layout or specific uses of individual parcels. <br />The design of individual development projects must accommodate the <br />infrastructure needs for the larger study area. Future amendments of the <br />Plan may be appropriate to address evolving community needs, market <br />forces, and regulatory requirements. <br />The city has completed a master utility plan for the development area in 2014 <br />and is proceeding with planning for trunk utility improvements to service the <br />area. The City also worked with a property owner to facilitate demolition of <br />an existing substandard building in the northwest quadrant to help set the <br />stage for future development. <br />C I T Y O F <br />- C ES <br />Figure 5-10.
