3 <br /> <br />Blocks and Lots <br /> <br />The final plat for Saddle Club Second Addition creates 17 lots from outlots B and C, Saddle <br />Club First Addition. <br /> <br />Streets <br /> <br />Black Berry Court will be constructed with this phase. As approved with the final plan, the <br />right-of-way width is 50 feet and street width is 30 feet back to back. <br /> <br />Public Utilities <br /> <br />Watermain and sanitary sewer will be extended down Black Berry Court per the approved <br />construction plans. <br /> <br />Easements <br /> <br />Standard drainage and utility easements are provided on all lot lines. <br /> <br />Public Land Dedication and Fees <br /> <br />The City is requiring cash in lieu of land dedication. <br /> <br />Saddle Club Second Addition <br />17 lots x $2,500 = $42,500 <br /> <br />Trail <br /> <br />The trail will be constructed from the Foxborough development to Black Berry Court in this <br />phase. <br /> <br />Zoning <br /> <br />Saddle Club Second Addition is zoned PUD-Planned Unit Development as approved by the City <br />Council with Ordinance No. 01-14. <br /> <br />Comprehensive Plan <br /> <br />The final plat is in compliance with the Comprehensive Plan in terms of the Resource <br />Management System, Land Use Plan and Housing Plan. <br /> <br /> <br /> <br /> <br />
