1 <br /> <br />1st Reading: Publication: <br />2nd Reading: Effective: <br /> <br /> <br /> <br />CITY OF LINO LAKES <br />ORDINANCE NO. 07-17 <br /> <br />ORDINANCE TO REZONE PROPERTY FROM R-X, RURAL EXECUTIVE TO <br />GB, GENERAL BUSINESS FOR ALL SEASONS RENTAL/SS PROPERTIES <br />ADDITION (7932 LAKE DRIVE) <br /> <br />The City Council of Lino Lakes ordains: <br /> <br />Section 1: Findings of Fact <br /> <br />1. The City received a Land Use Application to rezone certain property from R-X, <br />Rural Executive to GB, General Business. <br /> <br />2. The Planning and Zoning Board held a public hearing on July 12, 2017. <br /> <br />3. Per Section 1007.015 (5), the Planning and Zoning Board shall consider possible <br />adverse effects of the proposed rezoning and its judgement shall be based upon, <br />but not limited to, the following factors: <br /> <br />(a) The proposed action has been considered in relation to the specific policies <br />and provisions of and has been found to be consistent with the official City <br />Comprehensive Plan. <br /> <br />All Seasons Rental is consistent with the official City Comprehensive Plan. The parcels <br />are guided commercial and the retail rental business is consistent with that land use. The <br />development is also consistent with the goals and policies of the comprehensive plan in <br />regards to resource management, transportation, utilities and local water management <br />plan. <br /> <br />(b) The proposed use is or will be compatible with present and future land uses of <br />the area. <br /> <br />All Seasons Rental is compatible with present and future land uses of the area. Land <br />uses surrounding the subject site are guided for commercial development, mixed use and <br />residential. <br /> <br />(c) The proposed use conforms with all performance standards contained herein. <br /> <br />All Seasons Rental conforms with all performance standards with some minor revisions <br />as detailed in the July 12, 2017 Planning & Zoning staff report. <br />
