1 1st Reading: Publication: 2nd Reading: Effective: CITY OF LINO LAKES ORDINANCE NO. 07-17 ORDINANCE TO REZONE PROPERTY FROM R-X, RURAL EXECUTIVE TO GB, GENERAL BUSINESS FOR ALL SEASONS RENTAL/SS PROPERTIES ADDITION (7932 LAKE DRIVE) The City Council of Lino Lakes ordains: Section 1: Findings of Fact 1. The City received a Land Use Application to rezone certain property from R-X, Rural Executive to GB, General Business. 2. The Planning and Zoning Board held a public hearing on July 12, 2017. 3. Per Section 1007.015 (5), the Planning and Zoning Board shall consider possible adverse effects of the proposed rezoning and its judgement shall be based upon, but not limited to, the following factors: (a) The proposed action has been considered in relation to the specific policies and provisions of and has been found to be consistent with the official City Comprehensive Plan. All Seasons Rental is consistent with the official City Comprehensive Plan. The parcels are guided commercial and the retail rental business is consistent with that land use. The development is also consistent with the goals and policies of the comprehensive plan in regards to resource management, transportation, utilities and local water management plan. (b) The proposed use is or will be compatible with present and future land uses of the area. All Seasons Rental is compatible with present and future land uses of the area. Land uses surrounding the subject site are guided for commercial development, mixed use and residential. (c) The proposed use conforms with all performance standards contained herein. All Seasons Rental conforms with all performance standards with some minor revisions as detailed in the July 12, 2017 Planning & Zoning staff report.
