<br />WS – Item 1 <br />WORK SESSION STAFF REPORT <br />Work Session Item No. 1 <br /> <br /> <br />Date: December 4, 2017 <br /> <br />To: City Council <br /> <br />From: Katie Larsen <br /> <br />Re: Watermark Architectural Design Standards <br /> <br /> <br />Background <br /> <br />Staff will review the December 11, 2017 Council Staff Report regarding Resolution No. <br />17-133, Watermark PUD Development Stage Plan Amendment #2-Architectural Design <br />Standards. <br /> <br />In June 2016, the Council passed Resolution No. 16-51 approving the PUD Development <br />Stage Plan/Preliminary Plat for Watermark. The resolution established architectural <br />design standards for the single family homes and townhomes within the development. <br />Lennar is requesting an amendment to these design standards. <br /> <br />Summary <br /> <br />Single Family Homes <br /> <br />Lennar’s single family home collections meet the City’s zoning and PUD requirements in <br />regards to the following: <br />• Foundations, width, roof pitch and exterior wall appearance <br />• Floor area and double garage <br />• Exterior materials and styles <br />• Architectural features <br />The following PUD flexibility is requested for the single family homes: <br /> <br />• Minimum 6 foot porch depth vs. the required 8 foot depth <br /> <br />• Minimum 6 foot porch depth and garage that only protrudes past the porch a <br />maximum of 6 feet <br /> <br />• Some of the house plans do not meet the 50% garage length requirement but only <br />by 1 or 2 feet
