Lots 2-4 are double frontage lots and meet the 135 foot depth <br />requirement. <br /> <br />Streets and Alleys <br /> <br />All four (4) single family lots will ingress/egress from Robinson Drive. Robinson Drive is <br />classified as a minor collector roadway and was fully reconstructed from CR 53 (Sunset <br />Avenue) to Century Trail with the development of Century Farm North 6th Addition. An 8.5 <br />foot wide bituminous trail was also constructed along the section of Robinson Drive in front of <br />the single family homes. This section of trail will remain. <br /> <br />With the proposed Century Farm North 7th Addition, Morgan Lane (a private road maintained <br />by the townhome association) will cul de sac and terminate. With the original townhome <br />development, Morgan Lane would have been extended to Robinson Drive. <br /> <br />As per the original PUD plan, a sidewalk is required along the east side of the property <br />extending from Morgan Lane to Robinson Drive. <br /> <br />Easements <br /> <br />Standard drainage and utility easements are shown around the interior perimeter of lots. The <br />side easements between Lot 2 and Lot 3 shall be wide enough to accommodate a watermain. <br /> <br />The City Engineer noted the existing 21 inch storm sewer crossing the front of Lot 1 shall be <br />realigned. If realigned, the existing drainage and utility easement as dedicated on Century <br />Farm North 4th Addition shall be vacated and re-dedicated on the plat or by separate document. <br /> <br />Staff met with the developer and his engineer prior to the September 13, 2017 Planning & <br />Zoning Board meet and determined the storm sewer pipe did not need to be relocated. The <br />house pad can be moved south on the lot out of the easement. There is no need to vacate and <br />re-dedicate any easements. <br /> <br />Storm Water Management and Erosion and Sediment Control <br /> <br />Stormwater will drain to the existing stormwater ponds located west of the subject site. The <br />Century Farm North 7th Addition project is permitted under RCWD #13-043 for surface water <br />management. RCWD staff stated that the overall proposed impervious surface appears to be <br />less than originally intended, therefore, no amendment to the permit is needed. The permit <br />expires on February 15, 2018. <br /> <br />Utilities <br /> <br />Public water, sanitary and storm sewer utilities were installed with the construction of <br />Robinson Drive. The watermain shall loop from Morgan Lane to Robinson Drive in between <br />Lot 2 and Lot 3 for better fire protection and water quality. <br /> <br />Public Land Dedication <br />
