2 <br /> <br />BACKGROUND <br /> <br />The Planning & Zoning staff report dated January 11, 2017 details the project (See Attachment <br />1). Overall, Erickson Estates is consistent with the comprehensive plan and compliant with the <br />city ordinances. <br /> <br />Comprehensive Plan Amendment <br /> <br />The applicant is requesting approval of two amendments to the Comprehensive Plan: <br /> <br />1. Land Use Guide Plan Map Amendment. The parcel is currently guided Urban Reserve <br />in the Comprehensive Plan. The applicant is requesting the parcel be re-guided to Low <br />Density Residential to be consistent with the adjacent sewered residential parcels. <br /> <br />2. Utility Stage Plan Map Amendment. The parcel is currently in the Stage 3 (Post 2030) <br />utility staging area. The applicant is requesting a map amendment to modify the map <br />from Stage 3 (post 2030 service area) to the Stage 1A (2008-2015) service area. <br /> <br />The amendment is consistent with the comprehensive plan as detailed in the findings of fact <br />noted in Council Resolution No. 17-11. <br /> <br />Rezoning <br /> <br />The property is currently zoned R, Rural and shall be rezoned to R-1X, Single Family <br />Executive. The adjacent sewered parcels are currently zoned R-1X, Single Family Executive. <br /> <br />The rezoning is consistent with the Zoning Ordinance and Comprehensive Plan as detailed in <br />the findings of fact noted in Council Ordinance No. 01-17. <br /> <br />Preliminary Plat <br /> <br />The existing parcel is 4.38 acres. The proposed preliminary plat creates Lot 1 = 3.06 acres and <br />Lot 2 = 1.24 acres. <br /> <br />The preliminary plat complies with the Zoning and Subdivision Ordinance as detailed in the <br />findings of fact noted in Council Resolution No. 16-51. <br /> <br />RECOMMENDATION <br /> <br />The Planning & Zoning Board held a public hearing on January 11, 2017 and voted 5-0 in favor <br />of the land use application. <br /> <br />The Board and staff recommend approval of the Comprehensive Plan Amendment, Rezoning <br />and Preliminary Plat for Erickson Estates subject to the conditions listed in Resolution No. 17- <br />12. <br /> <br /> <br />
