18 <br />2. Comments from the Environmental Coordinator letter dated January 5, 2017 shall <br />be addressed. <br />3. Separate plan sheets with information as required by the Preliminary Plat <br />Checklist shall be submitted for each of the following: <br />a. Certificate of Survey <br />b. Resource Inventory <br />c. Preliminary Plat <br />d. Preliminary Grading, Drainage and Erosion Control Plan <br />e. Preliminary Utility Plan <br />f. Tree Preservation & Mitigation Plan <br />4. Sheet 1, Preliminary Plat: <br />a. Right-of-way shall be platted along the south boundary over the 60 foot <br />Highway Easement and the gap between the easement and property <br />boundary. <br />b. Right-of-way shall be platted along the west property line over the 30 foot <br />Highway Easement. <br />c. Lot 1 and Lot 2 lot lines shall be extended straight north-south to the <br />Highway Easement/platted right-of-way. <br />d. Lot areas shall be revised to not include the area of the Highway <br />Easement/platted right-of-way. <br />e. The preliminary plat shall show lot widths and building setbacks measured <br />to the Highway Easement/platted right-of-way lot line. <br />f. It should be noted on the preliminary plat that the angle of the proposed <br />house on Lot 2 limits any future driveway access to the rear yard. <br />g. The drainage and utility easements shall be shown on the interior of the lot <br />lines. <br />h. The required WMC 50 foot buffer area and the proposed WMC buffer <br />area shall be provided. <br />5. Sheet 2, Grading, Drainage & Utility Plan: <br />a. The plan sheet shall be titled Grading, Drainage and Erosion Control Plan. <br />b. Drainage arrows shall be provided. <br />c. The total square footage of disturbance and proposed impervious surface <br />area shall be provided. <br /> <br />ATTACHMENTS <br /> <br />1. Site Location Map <br />2. Aerial Map <br />3.
