The private roadways are shown as 24 feet face to face and should be the City standard <br />26 feet back to back. <br /> <br />2. The turnarounds on Street 4 should be extended. <br /> <br />3. We recommend that the trail easement at Outlot C be reviewed and adjusted as needed. <br /> <br />WATER SYSTEM <br /> <br />4. The watermain in Street 4 should be 8 inches. <br /> <br />5. Gate valves shall be at intersections (one less than legs) and are required on all hydrant <br />leads. <br /> <br />6. Identify proposed water service locations and curb stop elevations at the right of way. <br /> <br />7. Add hydrants at approximately 8+50 and 3+00 (midblock) to provide fire protection. <br /> <br />8. Add note that watermain including valves, fittings, hydrants, and appurtenances is to be <br />wrapped in polyethylene film. <br /> <br />9. Add note that fittings shall be ductile iron Class 350 compact fusion-bonded epoxy <br />coated. <br /> <br />10. Show horizontal separation on plans between sanitary sewer and watermain as 10’ min. <br /> <br />SANITARY SEWER SYSTEM <br /> <br />1. Sanitary services require a tracer wire and access to wire ends for future locating <br />requirements. <br /> <br />2. The average and peak sanitary flows were calculated using the MCES Hourly Peaking <br />Factor for the proposed 90 residential units. Using these conservative future sanitary <br />flows, an analysis was conducted to determine if the current Legacy Woods Edge lift <br />station design has sufficient capacity. Following the analysis, the sanitary lift station <br />design was determined adequate to incorporate the proposed sanitary flows. <br /> <br />STORM SEWER SYSTEM <br /> <br />1. The storm sewer between CB 71 and CBMH 70 shall have 10 feet of horizontal clearance <br />form existing water main alignment. <br /> <br />2. The applicant should shift the rear catch basin in the green space of Block 2 such that the <br />pipe running to the street is equally spaced between Lots 7 and 8.
