The proposed development is located on a 17.18 acre parcel located in the <br />proximity of the northwest quadrant of County Road J (Ash Street) and CSAH 49 (Hodgson <br />Road). <br />Engineering <br />• Grading, Erosion and Sediment Control <br />A concept plan including an aerial photo was provided. Wetlands are present on the site and <br />have not been delineated. A proposed grading plan was not provided in the submittal packet. <br />Comments: <br />1. A grading and erosion control plan will be required at the time of Preliminary Plat <br />submittal. <br />2. The existing wetland located in the northwest corner of the site will require protection <br />from erosion and sediment. <br />• Stormwater Management <br />The proposed stormwater management for the Lyngblomsten development consists of two <br />small ponding areas. It is presumed that conveyance to these basins will be through an <br />internal storm sewer system and overland swales. <br />Comments: <br />1. The City's stormwater ordinance shall apply.
