BE IT FURTHER RESOLVED by The City Council of The City of Lino Lakes hereby <br />'`� approves the preliminary plat for Main Street Shoppes 2nd Addition subject to the following <br />conditions: <br />1. All comments from the City Engineer letter dated March 2, 2018 shall be addressed. <br />2. All comments from the Environmental Coordinator letter dated March 12, 2018 shall be <br />addressed. <br />3. All comments from the Anoka County Highway Department letter dated February 14, <br />2018 shall be addressed. <br />4. Preliminary Plat Plan Sheet: <br />a. Staff suggests Lot 1, Lot 2 and Outlot A be shown on the preliminary plat. <br />b. The preliminary plat shall note the Comprehensive Plan Land Use is guided <br />Commercial. <br />c. The Declaration of Driveway Easement Doc. #2626405 shall be amended to <br />include Lot 1, Main Street Shoppes 2nd Addition and shall be submitted with the <br />final plat application for review. <br />5. Sheet C3, Preliminary Site Plan: <br />a. The 12 foot permanent easement per Anoka County Highway Right -of -Way plat <br />No. 65 shall be shown on the plan sheet. <br />b. The parking stall calculations provided on the Site Plan Worksheet shall be shown <br />on the plan sheet. <br />c. To provide pedestrian connectivity to the proposed and future commercial <br />development, a 5 foot wide sidewalk shall be provided along the east property line <br />from the trail along CSAH 14 (Main Street) to a point far enough north to provide <br />access to the front facade of the building. <br />d. The concrete walk in front of the building shall be a minimum of 5 feet wide. <br />2. Sheet Al, Exterior Elevations: <br />a. Mechanical equipment location and screening details shall be provided. <br />3. Sheet L.1, Site Landscape Plan: <br />a. The landscaping tables and calculations for canopy cover, foundation landscaping <br />and open areas as provided on the Site Plan Worksheet shall be shown on the plan <br />sheet. <br />b. Plan sheet shall be revised to include foundation plantings (trees and shrubs) <br />along both the front facade and rear elevation in compliance with the ordinance. <br />c. Plan sheet shall be revised to include landscape screen/buffer along CSAH 14 <br />(Main Street). <br />i. Extra attention shall be made along the section near the trash enclosure. <br />d. Symbol letters and quantities shall be shown near the proposed plantings. <br />e. Irrigation is required for all grass and landscaped areas and shall be noted on the <br />plan. <br />4. A comprehensive sign plan for the entire building and site is required. <br />5. The applicant shall submit a Land Use Application for final plat after preliminary plat <br />approval. <br />Adopted by the Council of the City of Lino Lakes this 9th day of April, 2018. <br />The motion for the adoption of the foregoing resolution was introduced by Council Member <br />Stoesz and was duly seconded by Council Member Maher and upon <br />4 <br />
