Co., LLC <br />7241 Ohms Lane, Suite 275 <br />Edina, MN 55439 <br />PUD Overview <br />Staff has been working with Lyngblomsten, a senior care provider, regarding construction of a <br />senior community in the northwest quadrant of the Hodgson Road (CSAH 49) and County Road <br />J (Ash Street) intersection. The concept plan for the development was previously reviewed by <br />City Advisory Boards and the City Council in 2018. Lyngblomsten has submitted a formal <br />application for preliminary plat and Planned Unit Development (PUD) development stage plan <br />approvals. A public hearing scheduled for the February 13, 2019 Planning and Zoning Board <br />meeting. <br />The development is proposed to be completed in three phases. The first phase would create the <br />main senior community campus which will include 100 units of independent living, 50 units of <br />assisted living and 48 skilled care suites plus 20 detached townhomes. The second phase would <br />add a restaurant adjacent to the main building, but still located within the 17 acre parcel. Phase <br />three would see commercial buildings and parking on the neighboring 2.2 acre site. The city will <br />need to ensure that any site approvals allow for access and compatible transition to these <br />properties. <br />The proposed development would include improvements to Hodgson Road and County Road J <br />including access to the site where needed. <br />
