Ms. Larsen explained that a final plat
application is to be submitted to the City. It is being final platted as an outlot but
cannot be built on now.

Chair Tralle asked if the applicant knows who the tenants will be. DISCUSSION ITEMS

A. Zoning Ordinance Text Amendment Regarding Multiple Principal Buildings on
Commercial, Industrial Parcels or Public/Semi-Public

Michael Grochala, Community Development Director, presented the staff report.

Chair Tralle asked about multiple buildings on one lot that do not belong to one
business. Mr. Grochala stated the applicant will have to go through a PUD process.

Mr. Stimpson asked about business condos. Mr. Grochala stated that it would be a
CIC (Common Interest Community) process.

Mr. Root asked how the site would be managed if an owner of a site, with multiple
principal buildings, decided to start renting out buildings. Mr. Grochala stated that the
language would be clarified to say that the buildings should be built and run by one
company for one use. If the building wanted to change their CUP to rent out
buildings, the company would need to go through a rezoning process.

Mr. Evenson asked if there was a formula for the amount of square footage that can
be built. Mr. Grochala stated buildings would be subject to the same exterior setbacks
and parking requirements.
