<br />4 <br /> <br />The proposed mini self-storage facility is an allowed use within the LI, Light <br />Industrial Districts with an approved conditional use permit. The project will not <br />generate excessive traffic, noise, smoke, fumes, glare or odors. <br /> <br />9. The proposed development will not result in the destruction, loss, or damage of a <br />natural, scenic or historic feature of major importance. <br />There are no natural, scenic or historic features on the existing site. <br /> <br />BE IT FURTHER RESOLVED by The City Council of Lino Lakes in addition to the <br />administrative requirements of a conditional use permit, the following specific <br />performance standards of Section 1007.120 (9) must also be met: <br /> <br />(d) Mini self-storage facilities provided that: <br />1. No single building shall be greater than one hundred fifty (150) feet in <br />length. <br />No single building on the property exceeds 150 feet in length. The longest <br />building is 110 feet. <br /> <br />2. If an “on-premises” caretaker dwelling unit is provided on site, <br />construction of said dwelling unit shall conform to all design standard <br />regulations for multiple family dwelling units of the Minnesota State <br />Building Code. <br />There is no “on premises” caretaker dwelling unit provided on site. <br /> <br />3. No retailing, wholesaling, manufacturing, repair, or other such activity <br />other than storage is to occur within the mini self-storage facility. <br />There will be no retailing, wholesaling, manufacturing, repairing or other <br />such activity other than storage that is intended to occur within the mini <br />self-storage facility. <br /> <br />BE IT FURTHER RESOLVED by The City Council of the City of Lino Lakes hereby <br />approves the conditional use permit for mini self-storage facilities for Lino Lakes Storage <br />located at 440 Park Court subject to the following conditions: <br /> <br />• The Conditional Use Permit approval is for development of Phase 1 (north <br />portion) only as depicted on Sheet C2.0, Site Plan. <br />• A separate and complete Land Use Application to amend the conditional use <br />permit to development Phase 2 (south portion) shall be required. <br />• The City makes no representation that Phase 2 will be approved with the approval <br />of Phase 1. <br />• No open and/or outdoor storage is allowed on site. <br />
