The applicant shall show the correct right-of-way and property lines on the landscaping plans <br />(existing landscape plans do not show sight clearances at intersection of 20th Ave and 21st Ave). <br />2. The applicant shall adjust tree locations on 21st Avenue so that trees are outside of sight <br />clearances (sight triangle) at intersections with adjacent streets. <br />3. The applicant shall move the trees located in the median on 21st Avenue (adjacent to intersection <br />of 20th Avenue) out the sight clearances. <br />4. The applicant shall show a legend for the conservations signs on the landscaping plans. <br />5. The applicant shall note that final restoration shall be in place prior to release of building permits. <br /> <br /> Geotechnical <br /> <br />No comments at this time. <br /> <br /> Floodplain <br /> <br />The Watermark Development proposed fill of, and changes to, the effective FEMA floodplain <br />boundaries with future additions of the development. <br /> <br />1. The applicant shall submit CLOMR application to FEMA (CC City) prior to 1st Addition Final Plat <br />approval. An approved CLOMR will be required prior to final plat approval for the 2nd Addition. <br />2. The applicant is required to have a LOMR prior to the construction of any lots adjacent to the lake <br />or lots impacted within the existing floodplain. <br /> <br /> Drainage and Utility Easements <br /> <br />Generally, roadways are proposed within Right-of-way and lots include standard drainage and utility <br />easements. The applicant shall provide adequate drainage and utility easements over to <br />accommodate surface water management per Lino Lakes rules. <br /> <br />Comments: <br />1. All storm sewer greater than 10 feet depth should have a drainage and utility easement that is 2 <br />times the depth of the storm sewer. The storm sewer segments between CBMH101 to Pond 100 <br />appear to not meet this standard. The applicant should provide a storm sewer calculation <br />spreadsheet that could be used for confirming drainage and utility easements are adequate for all <br />storm sewer that is deeper than 10 feet. <br /> <br /> Development Agreement <br /> <br />A development agreement will be required with the final plat. <br /> <br /> Grading Agreement <br /> <br />A Grading and Trunk Utility agreement was completed for Phase 1 of the Grading, Development & <br />Erosion Control. <br /> <br /> Stormwater Maintenance Agreement <br /> <br />The stormwater maintenance for public facilities will be covered under the City’s Programmatic <br />Stormwater Management Agreement including storm sewer systems, Ponds 100, 200, 300 and 20. A <br />stormwater declaration will be required for the private facilities in the Townhome area. <br /> <br /> Permits Required <br /> <br />1. NPDES General Construction Permit <br />2.
