Single family dwellings shall have at least a four/twelve (4/12) roof pitch and <br />shall be covered with shingles or tiles or a standing seam metal roof. <br /> <br />Per Section 1007.043(4)(i)4.g., this criteria applies to both single family dwellings and <br />accessory buildings. <br /> <br />g. Roof and exterior color and material compatible with home (except <br />manufactured tool shed). <br /> <br />Building department staff inspected the roofing materials and installation and determined the <br />roof was structurally adequate. The issue now is the aesthetic value of the exposed fasteners. <br />The intent of requiring standing seam metal roofs is so the fasteners (i.e. screws) are not <br />visible. <br /> <br />If the variance request is denied, the owner will have to replace the roof on both the single <br />family dwelling and detached garage. <br /> <br />Findings of Fact <br /> <br />Resolution No. 18-166 details the findings of fact. <br /> <br />RECOMMENDATION <br /> <br />Staff recommended denial of the variance. <br /> <br />The Planning & Zoning Board reviewed the variance application on November 14, 2018 and <br />recommended approval with a 6-0 vote. <br /> <br />Resolution No. 18-166 approves of a variance to allow for a metal roof with exposed fasteners <br />on the single family dwelling and detached garage at 47 Gladstone Drive. <br /> <br />ATTACHMENTS <br /> <br />1.
