Ms. Katie Larsen <br />11/19/18 <br />Page 3 <br />Watermark 1st Addition Engineering Review <br />The applicant shall check with City maintenance staff for recommendations/requirements <br />specifications for this device. <br />10. The applicant shall address how the taller native grasses shall be watered by the <br />irrigation system. <br />The irrigation system in the outlots is intended to establish the native seed mix. Once <br />the native seed mix is established with 1’-3’ root systems, the native seeds will not rely <br />solely on the irrigation system. The irrigation system also will be placed in the “No <br />Mow” seed mix which grows to a height of under 8”. <br />The applicant shall clarify the following: <br />a. After the root systems have been established for the native seed mixes, will the <br />irrigation system still be used in these areas? Or will it be abandoned after the seed <br />mixes are “established”? <br />b. Will there be any irrigation lines that will not be in use/abandoned after seeding is <br />established (entire site)? <br />11. Based on the watering schedule on Sheet P13, The average rate of the system is higher <br />than the rate proposed in the feasibility report. This will increase the storage volume by 2 <br />MG and change the water level drop to 5 ft versus 4 ft as discussed previously. Since the <br />system is proposed to be expanded in the future, this water level drop will only further <br />increase. The applicant shall provide further analysis and explanation into the storage <br />volumes and watering area for this irrigation line. <br />Feasibility report has been received. We will provide updated irrigation system information <br />pertaining to the storage volumes and watering areas for these irrigation lines. This will not <br />affect 1st addition utilities. <br />12. The applicant shall provide further detail on the pump station shown on sheet P12. It is <br />likely that this source will need disinfection. Does the current pump station include a plan <br />for a filter system or disinfection? <br />Please see “Critical Analysis” on sheet i4 for additional information. The source will not <br />require disinfection as the water is deemed non-potable water. The grass is able to uptake <br />the nutrients in the water from the pond better than city water that contains chlorine and <br />fluoride. <br />The applicant shall clarify the following: will there be signs noting the non-potable water <br />use? <br />13. Fountain shop drawings were reviewed and approved by Public Works Superintendent. <br />Noted. <br /> <br /> Water Supply <br /> <br />As part of the City’s Comprehensive Plan, 16-inch diameter trunk watermain would be extended <br />north/south, extending from a stub at 21st Avenue, along Street A and north along Street O. A 12- <br />inch watermain loop would serve the townhome area on the southeast side of the development, and <br />8- inch watermain would serve the remaining lots. 1-inch Type K copper services would be extended <br />to each lot. <br /> <br />Comments: <br />1. The applicant shall space all fire hydrants at a maximum distance of 400 feet. <br />Per discussion with city, hydrants have been reviewed and set at approximately 400 feet. <br />2. The applicant shall supply details regarding the interconnect with the City of Centerville. <br />Approval shall be required from both the City of Lino Lakes and the City of Centerville. A <br />Joint Powers Agreement with the City of Centerville is required and being drafted. <br />Per discussion with Centerville, Interconnect moved as is shown on sheet 7. <br />Please revise the water meter detail with attached detail. <br /> <br /> Sanitary Sewer <br /> <br />The City’s Comprehensive Plan requires 18-inch diameter trunk main be extended north/south in <br />this area to serve future developments to the north. There is an existing 18-inch diameter trunk <br />sanitary sewer located on 21st Avenue along the south side of the Watermark development. This
