Minimum Land Area-The minimum land area for any R-4 multiple <br /> dwelling shall have at least two (2) acres and the building lot width at <br /> the street shall have no less than one hundred fifty (150) feet. <br /> Front and Side Yard Requirements-The front and side yard requirements <br /> shall be the same as those set forth in Section 6.07, except that for <br /> each foot of height increase above thirty-six (36) feet these setbacks <br /> shall be increased by one (1) foot to a maximum of one hundred (100) <br /> feet front yard setback and a maximum of seventy-five (75) feet side <br /> yard setback, regardless of height. <br /> Rear Yard Requirements-The rear yard setback shall be the same as <br /> provided in Section 6.07 (R-3) except that for height above thirty-six <br /> (36) feet the setback shall be treated the same as the side yard set- <br /> back in paragraph above. <br /> Height Regulation-No R-4 multiple unit shall hereafter be erected or <br /> structurally altered to exceed a height of four (4) stories, or forty- <br /> five (45) feet, whichever is greater, measured from front or street side <br /> of such building, unless granted a special use permit by the Village <br /> Council. <br /> NOTE: Exception & Credit (High Rise)-The total minimum land area for <br /> R-4 multiple dwelling structures may be decreased by one hundred (100) <br /> square feet per dwelling unit for each story over three (3) in those <br /> cases where a permit for three (3) or more stories is issued. In <br /> order to qualify for this credit all floors must have elevator service. <br /> If this credit when combined with others available in above three (3) <br /> paragraphs of this section result in a reduction of yard or parking <br /> space otherwise required by reason of the dimensions and number of <br /> dwelling units in the structure, then this credit shall not be allowed. <br /> Two or more Multiple Dwelling Structures on One Site-Where two or <br /> more multiple dwelling structures are to be erected on a single site, <br /> the following special requirements shall apply to such buildings exceed- <br /> ing thirty-six (36) feet in height: <br /> C <br /> B <br /> Bld . <br /> B <br /> C <br /> A <br /> -28- <br />
