The present use is Agriculture (corn field). <br />2. Soils are as follows: <br />HdB - Fine Sandy Loam, water below 6 feet <br />Ge - Glencoe Loam & Silt Loam - water 0 to 3 feet <br />NEA - Hessel - Fine Sandy Loam - water 3 to 5 feet <br />NO - Fine Sandy Loam - water 2 to 4 feet <br />Wb - Loam - water 1 to 3 feet <br />L.W. - Loamy Wetlands - water 0 to 2 feet <br />General soils information from the Soil Survey of Anoka Co. <br />3 The existing Elmcrest Avenue is nothing more than a dirt <br />and gravel road and, therefore, could not withstand commerical <br />or industrial traffic. Any non-residential land use plan that <br />would outlet traffic onto Elmcrest Avenue must i-nclude a <br />plan to upgrade Elmcrest to a 36 foot wide, 9 ton road. This <br />may not be feasible because the east side belongs to Hugo and <br />the north_1/4 mile on the west side is not a part of this <br />proposal. <br />The City could limit the access to County Road 14 by the way of <br />a 60 foot right-of-way and not permit any access to Elmcrest <br />until such time that it is upgraded. The proposed G. B. lots <br />could front onto the above mentioned street. <br />
