Also, the developer should provide "typical" details of the proposed berm and <br />landscape buffers for city approval. <br />7. Retention Pond: The Sketch Plan illustrates a Proposed Retention Pond along <br />I-35W. This important feature may be more accurately located when site <br />topographical and soils data are provided during plan refinement. A better <br />location may be proposed in a less buildable (wet) area. <br />8. County Ditch 10: The proposed 50 foot wide natural green area located along <br />County Ditch 10 is another positive design feature which may be more <br />accurately dimensioned when the existing natural vegetation is located on the <br />refined plan. There may be some locations where the natural green <br />protection area should be wider than 50 feet. <br />9. Site and Building Plans: As previously mentioned, Section 5.03 requires, that <br />prior to rezoning in any other category than Agriculture (A), Single -Family <br />(R-1) and Duplex Residences (R-2), certified site plans (and building plans, as <br />appropriate) be furnished to the city. The existing and proposed site data <br />required in this section will be very important to the Planning Commission in <br />completing your review of this proposal. <br />In summary, the proposed Light Industrial rezoning appears to be generally suited <br />to the area. The proposed industrial park layout is also generally acceptable but <br />needs considerable site inventory input and refinement. The efforts already made <br />by the developer are significant and helpful in reviewing the proposal. I would <br />recommend that he be encouraged to continue his efforts towards acquiring the <br />rezoning by refining his plan and submitting it to the city for more thorough <br />development review. <br />The above comments summarize my second review of this proposal and I will be <br />available for more thorough review when the city receives the refined industrial <br />park plan.
