Planning & Zoning Board
Page 2
Feb. 17, 1981
4. The streets in the industrial area should have a 9 ton
design and have a minimum width of 36 feet. Fourth Ave.
will also have to be upgraded to a 9 ton design. Anoka County
should be contacted concerning the possible need to upgrade
County State Aid No. 12 (Elm St.) due to the possibility of
increased truck traffic.
The cul-de-sacs shown in the industrial area are not recommended
because they cause problems with parking, driveways, and
snow removal. However, if cul-de-sacs are used, they should
be increased in size to allow for a proper truck turning
radius.
Access to Lot 5 is not indicated on the plan.
5. The drainage in the area will be directed to a retention
pond and then to County Ditch No. 10. Permits will be
required from the Rice Creek Watershed District and
easements will be required for County Ditch No. 10. An
overall drainage plan shall be submitted and shall address
ponding, erosion control and environmental protection
of County Ditch No. T0.
If you have any questions, please feel free to contact me.
Yours very truly,
MILNER W.
