Peat materials will be required to be removed and replaced in the <br />roadbed location, per City Standard Specifications. <br />• Floodplain <br />There is existing floodplain on the northwest side of the project site and will not be <br />impacted by Saddle Club 4lh Addition. <br />• Wetlands and Mitigation Plan <br />Wetlands and mitigation plan are being reviewed by the City's Environmental Coordinator. <br />(4-1-2019) Wetland permitting has been approved by RCWD and TEP agencies. <br />• Drainage and Utility Easements <br />The Saddle Club 4lh Addition development includes standard drainage and utility easements <br />rear yard drainage easement areas. Block 2, Lot 1 has a 19' Drainage and Utility Easement <br />for storm sewer. Construction easements are being reviewed by the City's Environmental <br />Coordinator. <br />Updated preliminary plan and draft final plat included with resubmittal. <br />• Development Agreement <br />The Saddle Club 4lh Addition will require a Development Agreement. <br />Developer shall coordinate development agreement directly with City. <br />
