Resident Requests –Land Use Changes <br />D.Blue Heron Enterprises, LLC, (Jeff Joyer & Ron Mikolai) <br />i.Request is to guide the property for residential use at a density of 10 units per <br />acre. <br />ii.Guided Mixed Use in 2030 Plan at 8-15 units per acre. 2040 Plan guides the <br />parcel as medium density residential at 4-6 units per acre. <br />iii.No change recommended by Planning and Zoning Board or staff. <br />i.Due to surrounding low density, single family neighborhood, medium density provides a <br />better transition between low density use and Lake Drive. <br />ii.Parcel has been guided for mixed use since 2011 that allowed for 8 to 15 units an acre but <br />no development presented interest in the higher density. <br />iii.The 2040 Plan does not have residential district that specifically allows 10 units an acre. The <br />High Density Land Use District allows 6-8 units per acre. The Planned Residential <br />Commerical District allows 8 -10 units per acre.
