Subd. 17. "GI" General Industrial District. <br />(1) <br />Purpose. These are areas which, because of availability to <br />thoroughfares, suitable topography, and isolation, are appropriate <br />for industrial uses of a more intense nature and ones which may <br />have certain nuisance characteristics. <br />(2) District, Lot and Yard Requirements. <br />(A) Minimum district size: 10 acres <br />(B) Minimum lot size: 3 acres <br />(C) Minimum lot width: 200 feet <br />(D) Setbacks: <br />(i) Front: 50 feet <br />(ii) Rear: 15 feet <br />(iii) Side (interior lot): 10 feet <br />(iv) Side (corner lot): 50 feet <br />(v) Side and rear (accessory building except corner lot): <br />10 feet <br />(vi) Side and rear (parking lot): 5 feet <br />(vii) From residential district: 100 feet <br />(3) Height Regulations. No building in the GI District shall be <br />erected or structurally altered to exceed 45 feet. <br />(4) Building Coverage. The maximum amount of a site which may be <br />covered by buildings is 40 percent. <br />(5) Green Area. The minimum site area to be left to open space, <br />yard, and/or landscaped area: 10 percent. <br />(6) Buffer. Where a side or rear lot line in an GI District coincides <br />with an adjacent Residential or Commercial District, or public <br />road right-of-way, a landscape buffer area shall be provided along <br />such side or rear lot line not less than 40 feet in depth and shall <br />contain landscaping, planting, berming or other screening suitable <br />to provide an effective visual screen. <br />(7) Permitted Uses. In the General Industrial (GI) District, no <br />building or land shall be used and no building shall be erected, <br />converted or structurally altered unless otherwise provided <br />herein, except for one or more of the following uses: <br />99 <br />
