(xii) The existing and proposed utility systems including <br />sanitary sewers, storm sewers, and water, electric, <br />gas, and telephone lines. <br />(xiii) A general landscape and grading plan including general <br />site improvements and plants (in schematic form). <br />(xiv) Enough information on land areas adjacent to the <br />proposed PUD to indicate the relationships between <br />the proposed development and existing and proposed <br />adjacent areas, including land uses, zoning classifica- <br />tions, densities, circulation systems, public facilities, <br />and unique natural features of the landscape. <br />(xv) The proposed treatment of the perimeter of the PUD, <br />including materials and techniques used such as <br />screens, fences, and walls. <br />(xvi) Proposed Homeowners Association Agreement and <br />restrictive covenants to cover maintenance of <br />buildings, grounds, parking areas, non-public streets <br />and other facilities as well as standards by which to <br />review. <br />(xvii) Any additional information as required by the review <br />authority necesary to evaluate the character and <br />impact of the proposed PUD." <br />(C) Preliminary Development Plan Approval. Based on the <br />above information and staff recommendations, the Planning <br />Commission will take formal action, approving the plan with <br />certain modifications or disapproving it. The findings of the <br />Planning Commission are then submitted to the City Council <br />for action at the next regularly scheduled meeting. <br />(D) Public Hearing. A public hearing on the Preliminary <br />Development Plan shall be held by the Planning Commission <br />or City Council. <br />(E) City Council Action. The City Council must take action on <br />the application within sixty (60) days following referral by <br />the Planning Commission <br />(F) Final Development Plan. This stage finalizes the design <br />specifics of the preliminary development plan and allows <br />review of any additional items. The plan should be sub- <br />mitted for final review before the Planning Commission <br />through the Zoning Official who has reviewed the plan to <br />ensure that it conforms with the ordinance and to make sure <br />that it does not vary significantly from the preliminary <br />development plan. The Planning Commission will take <br />formal action on the plan and send it on to the City Council. <br />
