Subd. 13. "LB" Limited Business District. <br />(1) Purpose. There may be some areas which are suitable only for <br />commercial uses of a limited (less intense) nature. This may be <br />due to the close proximity of residential uses. This may include <br />high quality commercial areas such as an "office park" develop- <br />ment. Also, the "LB" District can be used as a transitional <br />district or buffer between noncompatible uses such as intense <br />commercial ("GB") and residential uses. <br />(2) Lot and Yard Requirements. <br />(A) Minimum lot size: 15,000 square feet (sewered area) <br />(B) Minimum lot width: 100 feet <br />(C) Setbacks: <br />(i) Front yard: 30 feet <br />(ii) Rear yard: 30 feet <br />(iii) Side yard (interior lot line): 10 feet <br />(iv) Side yard (corner lot): 30 feet <br />(v) Side and rear yard (accessory building parking lot or <br />driveway): 10 feet <br />(3) Height Regulations. No building in the LB district shall exceed a <br />height of three stories or 36 feet, whichever is higher. <br />(4) Building Coverage. The maximum amount of a site which may be <br />covered by buildings is 35 percent. <br />(5) Green Area. The minimum site area to be left to open space, <br />yard, and/or landscaped area: 35 percent. <br />(6) Permitted Uses. In the Limited Business (LB) District, no building <br />or land shall be used, and no building shall be erected, converted <br />or structurally altered unless otherwise provided herein, except <br />for one or more of the following uses. Also, all appropriate <br />regulations and standards in Section 1005.05 Subd. 4 (Site and <br />Building Plan Review) and Subd. 6 (Certificate of Occupancy) <br />must be satisfied. <br />(A) Professional and personal business offices <br />(B) Financial institution <br />(C) Funeral chapel or mortuary <br />(D) Churches <br />
