Subd. 15. "GB" General Business District. <br />(1) <br />Purpose. There are areas containing a wide variety of business <br />uses including retail, service, and semi -industrial uses. As such, <br />they may contain businesses which tend to serve other business <br />and industry as well as those catering to shoppers' needs. <br />(2) Lot and Yard Requirements. <br />(A) Minimum lot size: 20,000 square feet (in a sewered area), <br />1 acre (unsewered area) <br />(B) Minimum lot width: 100 feet <br />(C) Setbacks: <br />(i) Front: 30 feet <br />(ii) Rear: 30 feet <br />(iii) Side (interior lot line): 10 feet <br />(iv) Side (corner lot): 30 feet <br />(v) Side and rear (accessory buildings, parking lots -except <br />corner lots): 10 feet <br />(vi) From residential district: 35 feet <br />(3) Height Regulations. No building in the GB District shall be <br />erected or structurally altered to exceed forty-five (45) feet. <br />(4) Building Coverage. The maximum amount of a site which may be <br />covered by buildings is 35 percent. <br />(5) Green Area. The minimum site area to be left to open space, <br />yard, and/or landscaped area: 25 percent. <br />(6) Permitted Uses. Permitted uses in the GB District, no building or <br />land shall be used, and no building shall be erected, converted or <br />structurally altered unless otherwise provided herein, except for <br />one or more of the following uses. Also, all appropriate regula- <br />tions and standards in Section 1005.05 Subd. 4 (Site and Building <br />Plan Review) and Subd. 6 (Certificate of Occupancy) must be <br />satisfied. <br />(A) Equipment rental and repair (home, garden, and other small <br />uses) <br />(B) Auto sales and used car lot <br />(C) Restaurants <br />93 <br />
