CITY OF LINO LAKES <br />RESOLUTION NO. 19-63 <br />RESOLUTION TO APPROVE THE PUD FINAL PLAN/FINAL PLAT FOR <br />SADDLE CLUB FOURTH ADDITION <br />WHEREAS, the City received an application for PUD Final Plan/Final Plat Saddle Club Fourth <br />Addition hereafter referred to as "Development"; and <br />WHEREAS, City staff completed a review of the Development based on the following: <br />• Civil Plan Set Sheets CO-L2 prepared by Plowe Engineering dated 4-1-19 <br />• Certificate of Survey prepared by E.G. Rud & Sons, Inc. dated 4-27-18 <br />• Preliminary Plat prepared by E.G. Rud & Sons, Inc. dated 10-17-18 <br />• Final Plat prepared by E.G. Rud & Sons, Inc. dated 10-17-18 <br />• Conservation Easement Exhibit prepared by E.G. Rud & Sons, Inc. dated 10-22-18 <br />• Example House Plan for Lot 2, Block 2, Saddle Club Fourth Addition prepared by <br />Kootenia Homes dated 6-30-16 <br />• Engineer's Cost Estimate dated 3-15-19 <br />• Sketch & Description of Easement Vacation prepared by E.G. Rud & Sons, Inc. dated 2- <br />26-19; and <br />WHEREAS, the City Council approved the PUD Development Stage Plan/Preliminary Plat with <br />Resolution No. 18-72; and <br />WHEREAS, Planning & Zoning Board reviewed and recommended approval of the PUD Final <br />Plan/Final Plat on May 8, 2019; and <br />WHEREAS, the proposed development is not considered premature and meets the performance <br />standards of the subdivision and zoning ordinance; and <br />NOW, THEREFORE BE IT RESOLVED by The City Council of The City of Lino Lakes <br />hereby makes the following: <br />FINDINGS OF FACT <br />1. The PUD Final Plan/Final Plat substantially conforms to the approved PUD Development <br />Stage Plan/Preliminary Plat subject to the conditions listed below. <br />2. The City Attorney has reviewed the status of title/property ownership related to the final <br />plat. <br />3. A Development Agreement has been completed. <br />4. Conditions attached to approval of the PUD Development Stage Plan/Preliminary Plat <br />have been fulfilled or secured by the Development Agreement. <br />5. All fees, charges and escrow related to the preliminary or final plat have been paid in full. <br />1 <br />
