Ms. Katie Larsen <br />03/29/2019 <br />Page 6 <br />Lyngblomsten Preliminary Plat Engineering Review <br />watermain to be looped through the Lyngblomsten development site to serve the fire flow needs for <br />the site, and to improve flow within this area of Lino Lakes. The Lyngblomsten site will also have an 8- <br />inch diameter watermain and service lines throughout the site. <br /> <br />Comments: <br />1. The applicant shall loop an 8 inch diameter watermain between the north and south <br />access along the east side of the site, adjacent to Hodgson. <br />The watermain loop has been provided. <br />2. The applicant shall loop the 12-inch diameter trunk watermain from the north access to <br />the Raven’s Hollow development. This section of trunk watermain can be installed by <br />the developer and reimbursed by the City, or the developer can petition the City to <br />complete the improvement. Offsite easements maybe required for this work. <br />The 12 inch watermain has been provided <br />The 12-inch watermain does not appear to be on the plans. The DEVELOPER shall <br />identify if they want to install the watermain and be reimbursed by the City, or the <br />developer can petition the City to complete the improvement. <br />3. Public watermain shall be Ductile Iron Pipe (DIP). <br />Watermain is DIP. <br />4. Watermain fittings shall be compact AWWA C153 fittings. <br />Noted and will be included in the project specifications. <br />5. Hydrant spacing shall be 200-feet (linear) max. The applicant shall provide detail or a <br />figure of current hydrant spacing & coverage. <br />Hydrant spacing meets the noted requirements. <br />Hydrant spacing will be reviewed with the final design. <br />6. The applicant shall note that services Type K copper pipe from the main to the curb <br />stop. <br />Copper services are noted on the plan. <br />7. The applicant shall provide a profile views of the proposed watermain in the construction <br />plans. <br />Noted, profile plans will be provided in the final plat documents. <br />8. The applicant shall note the water connection location on the southwest end of the site <br />will be adjusted as the City finalizes the construction plans for this project. <br />Noted. <br />9. The watermains shall be extended to the east side of Hodgson Road at both the north <br />and south access roads. <br />Watermain has been extended as noted. <br />10. The City’s water model has accounted for the proposed land use. However, to verify the <br />water supply the applicant should submit their required fire flow for each structure <br />they’re proposing for model verification. <br />Noted. <br />The applicant shall submit their fire flow requirements. <br />11. Watermain shall have 15 feet of separation from a structure and include a 20’ <br />easement. The applicant should consider a utility and trail corridor between the private <br />road and main road. <br />12. The applicate should include service lines to the proposed commercial in Outlot C. <br />13. The utility crossings at Hodgson will require casing pipes. <br /> <br />• Sanitary Sewer <br /> <br />The project site is currently not served by municipal sanitary sewer. The City of Lino Lakes is <br />working on a trunk sanitary sewer project including a Lift Station and forcemain to serve <br />approximately 60 acres. This service area includes the Lyngblomsten site and an unserviced area <br />east of Hodgson Road. The Lyngblomsten project proposes serving the development with municipal <br />sanitary sewer and services extended to each lot. <br /> <br />Comments:
