1 <br /> <br />CITY COUNCIL <br />AGENDA ITEM 6A <br /> <br /> <br />STAFF ORIGINATOR: Katie Larsen, City Planner <br /> <br />MEETING DATE: April 22, 2019 <br /> <br />TOPIC: Consider Second Reading of Ordinance No. 07-19 Rezoning <br />Property from GB, General Business to PUD, Planned Unit <br />Development for Lyngblomsten <br /> <br /> *Council may vote to dispense with full reading of ordinance <br /> * Roll call vote is required for adoption of the ordinance <br /> <br />VOTE REQUIRED: 3/5 <br /> <br /> <br />INTRODUCTION <br /> <br />Staff is requesting City Council consideration of the 2nd reading of the proposed ordinance to <br />rezone property from GB, General Business to PUD, Planned Unit Development for <br />Lyngblomsten. The 1st reading was approved by Council on April 8, 2019. <br /> <br />BACKGROUND <br /> <br />The applicant, Lyngblomsten, has submitted a land use application for Rezoning, PUD <br />Development Stage Plan, Preliminary Plat, and Site Plan Review for the development of a senior <br />living community, future restaurant and future commercial building. The 20 acre site is located <br />in the northwest quadrant of CSAH 49 (Hodgson Road) and CR J (Ash Street). Development of <br />the site is guided by the Council adopted Master Planning Study-Hodgson Road & CR J <br />(“Master Plan”). <br /> <br />The rezoning is consistent with the Zoning Ordinance and Comprehensive Plan as well as the <br />adjacent subdivisions. <br /> <br />RECOMMENDATION <br /> <br />The Planning & Zoning Board held a public hearing on February 13, 2019. The Board voted 5-0 <br />in favor of the Rezoning and PUD Development Stage Plan/Preliminary Plat for Lyngblomsten. <br /> <br />ATTACHMENTS <br /> <br />1. Ordinance No. 07-19
