5 <br />e. Garages in excess of two stalls shall be broken up so the additional stalls <br />are recessed two feet from the main garage façade; and <br />f. Garage width does not exceed 32 feet. <br /> <br />The house plans are single level, slab on grade with 2 bedrooms and flex room. Three <br />different floor plans with 2 different front elevation options are proposed. Plan A <br />increased from 1,489 sf of floor area to 1,604 sf with optional sunroom. Plan B increased <br />slightly from 1,458 sf of floor area to 1,489 sf with optional sunroom. Plan C is 1,458 sf <br />with no sunroom option. Standard R-2 floor area requirements for 2 bedroom ramblers <br />are 1,110 sf. This requirement is exceeded. <br /> <br />Exterior materials include Georgia Pacific vinyl siding, shakes, board and batten, stone <br />veneer base and cedar trimmed posts. The garage doors are decorative steel panel with <br />windows. The submitted color palette indicates 4 different earth tone colors (green, blue, <br />grey and brown) for the siding and shakes. White trim is also proposed. The PUD <br />exterior material and garage requirements are met. An anti-monotony color plan was <br />submitted. <br /> <br />Staff comment: <br /> <br />1. The anti-monotony plan includes the 2 different front elevations for each house <br />plan. <br />2. The house plans also include variations in brick/stone colors and styles. <br /> <br />Per Section 1007.042(5)(b)1.e., air conditioning or heating equipment shall be five (5) <br />feet from any rear lot line and ten (10) feet from any side lot line. No encroachment shall <br />be permitted in existing or required drainage and utility easements. The air conditioning <br />equipment has been located in the rear yards. <br /> <br />The PUD Final Plan/Final Plat and house plans are consistent with the approved PUD <br />standards. <br /> <br />Noise and Screen Fences <br /> <br />Noise Fence <br /> <br />As reviewed during the PUD Development Stage Plan/Preliminary Plat, the Traffic Noise <br />Study required an earth berm and solid wood fence with a top Elevation 936 for noise <br />mitigation along I-35E. A 924 EL berm and 12 foot high wood fence with 2’x4’ – <br />2’x12’treated horizontal boards is proposed. An alternative acoustical wood plywood <br />panel fence is also proposed. The berm and fence height meet noise mitigation <br />requirements. <br /> <br />After Council approval of the PUD Development Stage Plan/Preliminary Plat, the <br />applicant submitted plans for a solar panel sound barrier as an alternative to the solid
