4 <br /> <br />1. The Mixed Use Area at Vicky Lane and Lake Drive was changed to Medium Density <br />Residential. <br /> <br />2. Five new land use districts were created to replace the existing Mixed Use classification. <br />They are: <br />a. Low Density Mixed Residential <br />b. Planned Residential/Commercial <br />c. Signature Gateway <br />d. Town Center <br />e. Office/Medium Density Residential <br /> <br />3. The Mixed Use Area at Birch and Centerville Road Birch/Centerville Road was changed <br />to mix of Planned Residential/Commercial and Medium Density Residential. <br /> <br />4. The Comprehensive Plan Implementation sections will be amended to include a “to do” <br />list that includes: <br />a. Evaluate the intent and purpose of the Planned Unit Development Process. <br />b. Review PUD minimum requirements and amend as necessary. <br />i. Consider minimums for lot area and garage size. <br />c. Consider the establishment of “allowed” flexibilities. <br />i. Lot width and depth, ROW/street width, setbacks <br />d. Revise the maximum allowable impervious surface requirements for low and <br />medium-density residential districts. <br /> <br />5. We added language to note that the Planned Residential/Commercial and Signature <br />Gateway Districts incorporate planning parameters estimating the ratio of the residential <br />and commercial mix. These ranges are flexible and may change based on a specific <br />development proposal. <br /> <br />6. The residential densities allowed within land use districts will be as follows: <br /> <br />Land Use Category 2030 Plan <br />Units Per Acre <br />Proposed 2040 <br />Units Per Acre <br />Low Density Residential 1.6 to 3.9 1.6 to 3.0 <br />Low Density Mixed Residential N/A 3.0 to 4.0 <br />Medium Density Residential 4.0 to 5.9 4.0 to 6.0 <br />High Density Residential 6.0 to 10 6.0 to 8.0 <br />Planned Residential/Commercial N/A 8.0 to 10 <br />Signature Gateway N/A 8.0 to 10; max 15 <br />Mixed Use 8-15; 10-24 N/A <br />Office- Medium Density Residential N/A 4.0 to 6.0 <br />Town Center N/A 10-24 <br /> <br />7. The change to the land use categories still complies with the Metropolitan Council <br />requirements for density, which require the city to provide a minimum density of 3 units <br />per acre, as shown on Table 3-8 of the draft Plan.
