They are requesting an impervious surface coverage <br />of 43.7% be allowed. The City’s Shoreland Management Overlay ordinance allows for a <br />maximum impervious surface coverage of 30%. <br /> <br />ANALYSIS <br /> <br />Existing Lot and Proposed House Plans <br /> <br />Sharper Homes submitted a building permit application in April 2019 to construct a new 5,030 <br />sf home (2,512 sf basement + 2,518 sf main floor) at 6650 Enid Trail in the St. Clair Estates <br />subdivision (Attachment #8). The legal description of the parcel is Lot 3, Block 2, St. Clair <br />Estates. The subdivision is a standard R-1, Single Family Residential zoned subdivision platted <br />in 2017. All lots meet the required 80 foot lot width, 135 foot lot depth and minimum 10,800 <br />square foot lot size. The approved grading plan for this lot includes a 65 foot wide x 55 foot
