To remain valid as the <br />environmental review document for the area, the AUAR needs to be updated every five years <br />until development has received approval. The AUAR was originally completed in 2005. Updates <br />have been completed in 2010 and 2015. <br /> <br />Approach <br />In 2015, the update included a simple review and update of any changes and mitigation <br />measures for the study area. Since it has been nearly 15 years since the original AUAR was <br />completed and based on comments we received from review agencies on recent, similar AUAR <br />Updates, we will use the EAW/AUAR questionnaire form to update the AUAR rather than having <br />a standalone report. This will allow information to be more formally brought forward in the <br />document as part of the AUAR Update process. <br /> <br />Scope of Work for AUAR Update <br />Task 1 – Project Management and Meetings <br />This task includes the project management and meetings to be completed throughout the <br />development of the AUAR Update. This includes three meetings with city staff; one meeting with <br />the planning commission, and one meeting with the City Council. <br /> <br />Task 2 – Review Development Scenarios <br />The development scenarios will be reviewed based on the current, adopted Comprehensive Plan <br />and any anticipated development in the study area. It is anticipated that Scenario 1 will be <br />removed from the Update; Scenario 2 will be reviewed and adjusted to reflect actual conditions as <br />well as a review of the residential land use plans; and the new Comp Plan will become a new <br />scenario. These scenarios will be reviewed with City Staff before proceeding with further tasks. <br /> <br />Task 3 – Prepare List of Permits/Approvals <br />This item will be developed per the AUAR requirements and list the local, state, and federal <br />permits and approvals that may be needed for development. <br /> <br />Task 4 – Evaluate Geology, Soils, and Topography <br />This task includes describing the geology, soils, and topography of the study area. Available <br />public information sources and GIS will be used to develop this section. If additional information is <br />available based on past studies of the project area, that will be included. If these features would <br />create unique environmental impacts, that will be discussed in this section. <br /> <br />
