No wetland impacts are proposed. <br />Floodplain <br />The 2015 DFIRM indicates Zone A floodplain on both Lot 1 and Outlot A. The plan <br />sheets have been revised to indicate a RCWD floodplain base flood elevation (BFE) of <br />886.87. <br />No impacts to the floodplain are proposed. <br />Shoreland Management Overlay <br />The site is located in a Shoreland Management Overlay district of Wards Lake. This lake <br />is a classified as a Natural Environment Lake and has an 883.7 OHWL elevation. A <br />setback of 150 feet from the OHWL is required for all primary and accessory structures <br />on Lot 1. Section I IO2.07(2)(a) does however, allow for the following exception: <br />"Placement of structures on lots. When more than one setback applies to a site, <br />structures and facilities must be located to meet all setbacks. Where structures exist on <br />the adjoining lots on both sides of a proposed building site, structure setbacks may be <br />altered without a variance to conform to the adjoining setbacks from the ordinary high <br />water level, provided the proposed building site is not located in a shore impact zone. " <br />The plans show the 883.7 OHWL and this elevation has been field surveyed. The <br />OHWL setback of 6697 Ruffed Grouse Road is 56.3' and the OHWL setback of 6690 <br />Ruffed Grouse Road is 92.1'. The average setback is 74.2'. The 75' shore impact zone <br />is the more restrictive and shall be the applicable setback. <br />The Grading Plan indicates 2.31 % impervious surface coverage which meets the allowed <br />30% impervious surface coverage of the shoreland ordinance. <br />Development Agreement <br />A Development Agreement shall be drafted by the City, executed by the City and the <br />developer and recorded by the developer. <br />Title Commitment <br />The City Attorney reviewed the title commitment and notes that mortgage lender consent <br />to plat is required. <br />Stormwater Maintenance Agreement <br />Since there are no stormwater management facilities being constructed with this <br />development, a stormwater maintenance agreement is not required. <br />5 <br />
