ANALYSIS <br />History <br />The preliminary plat, Houle Addition, was approved in July 2017 as 1 lot and 1 outlot. In <br />August 2017, Mr. Houle has decided to final plat the entire parcel as Lot 1, Block 1, <br />Houle Estates (the name was changed from Houle Addition) and no outlot to avoid <br />Wetland Conservation Act requirements of wetland buffers, monument staking and <br />conservation easements. In 2018, he built his single family house on the north end of <br />Ruffed Grouse Road. Mr. Houle is now final platting the outlot with wetland easements <br />etc. consistent with the approved with the preliminary plat. No development is proposed <br />for Outlot A. <br />Subdivision Ordinance <br />Conformity with the Comprehensive Plan and Zoning Code <br />The parcel is guided low density residential and zoned R-1X, Single Family Executive. <br />The final plat is compliant with the comprehensive plan, zoning and subdivision <br />ordinance. The final plat substantially conforms to the approved preliminary plat. <br />Blocks and Lots <br />The final plat contains Lot 1, Block 1 and Outlot A, Houle Estates Second Addition. Lot <br />1 contains the single family home.
