11 <br /> <br /> <br />Poehling Addition meets the goals of the housing plan. The development is compatible with the <br />existing and adjacent residential homes and provides access to the natural resource. <br /> <br />Transportation Plan <br /> <br />Goal 1: Plan for and achieve required street improvements and connectivity throughout the <br />City of Lino Lakes. <br /> <br />West Shadow Lake Drive is a reconstructed local street and has capacity to accommodate one <br />(1) new single family home. <br /> <br />Sanitary Sewer Plan <br /> <br />Goals of the sanitary sewer plan are to ensure well-planned, quality residential development <br />that conserves and enhances the city’s natural resources and to provide an affordable and safe <br />sanitary sewer system. <br /> <br />Municipal sanitary sewer is being installed along West Shadow Lake Drive. The extension of <br />this utility to serve lots eliminates on-site septic systems and promotes the goal of preventing <br />pollution of public waters. The sanitary system has capacity to handle two (2) single family <br />homes. Funding of the sanitary sewer extension contemplated a higher allowable density of <br />homes as is reflected in the rezoning of the properties to R-1X <br /> <br />Water Supply Plan <br /> <br />A goal of the water supply plan is to provide residents affordable potable water that is safe and <br />of high quality for daily consumption and fire demand. <br /> <br />Municipal watermain is being installed along West Shadow Lake Drive. The water supply <br />system has capacity to handle two (2) single family homes. <br /> <br />Planning Districts <br /> <br />The site is located in Planning District 1 and is guided for low density residential development. <br />There are no specific planning recommendations for this site. The site is located within <br />Reshanau Resource Management Unit (RMU). <br /> <br />Environmental Board Comments <br /> <br />The Environmental Board reviewed the proposed variances and preliminary plat on July 31, <br />2019. They recommended approval of the project with conditions listed in the attached August <br />6, 2019 Memo from the Environmental Coordinator. <br /> <br />MNDNR Comments <br />
