To be reviewed by the City's Environmental <br />Coordinator. <br />• Water Supply <br />The existing home is served by a private well. The existing home shall be served by <br />an existing 8" HDPE municipal water system located within the West Shadow Lake <br />Drive right of way. The well may remain for irrigation purposes only, provided it <br />meets setbacks. The existing home was provided a 1-inch copper water service stub <br />for connection. The proposed home will be served by a 1-inch copper water service. <br />• Sanitary Sewer <br />The existing home is served by an Individual Septic Treatment System (ISTS). The <br />ISTS shall be properly abandon. The existing home and proposed home shall be <br />served by an existing low pressure 3" HDPE municipal sanitary sewer system <br />located within the West Shadow Lake Drive right of way. The existing and proposed <br />home are to be connected to the trunk sanitary sewer system with 1.25-inch PE <br />sewer services. Each home will require individual grinder pumps be installed. <br />• Transportation <br />West Shadow Lake Drive is local residential street that can support the additional <br />traffic of this subdivision. <br />• Wetlands and Mitigation Plan <br />The wetland review is being completed by the City's Environmental Coordinator. <br />RCWD has determined that it is not in a WMC. There are no proposed impacts to the <br />wetlands as a part of this project. Adequate protection of the wetland is shown on the <br />erosion control plan sheet and should be implemented prior to construction to ensure <br />the wetland is not impacted. <br />• Floodplain <br />The applicant is proposing 38 cubic yards of floodplain fill and on site mitigation. For <br />onsite floodplain mitigation the applicant is proposing a basin in the rear yard and a <br />side yard Swale (north lot line) of lot 1. <br />Comments: <br />1. The applicant shall obtain an approved CLOMR—F from FEMA, prior to <br />grading or final plat approval, whichever comes first. <br />2. Prior to the issuance of Building Permits, a record plan of the site grading <br />shall be submitted for a CLOMR-F compliance review. <br />3.
