3 <br /> <br />Stormwater Pollution Prevention Plan (SWPPP) <br /> <br />SWPPP has been submitted and will be reviewed with final construction plans. <br /> <br />This site will drain to impaired waters, Clearwater Creek and Peltier Lake, so <br />stabilization of exposed soil areas must occur within 7 days after the construction activity <br />in that area permanently ceases. <br /> <br />Redundant perimeter controls will be required near wetlands on the site wherever a 50 <br />foot natural buffer cannot be maintained. This is noted in the SWPPP. <br /> <br />Flood Plain <br /> <br />Site does not fall within the flood management zone. <br /> <br />Wetlands <br /> <br />Per the wetland delineation report prepared by Barr Engineering Co., three wetlands were <br />delineated within the site totaling 7.52 acres that are protected by the Wetland <br />Conservation Act. This prohibits draining, filling, and excavating in wetlands unless the <br />activity is exempt or the wetland impacts are mitigated. The overall goal of the WCA is <br />no net loss of wetlands. No impact to these 7.52 acres of wetlands is proposed. <br /> <br />Other areas evaluated on the site include three stormwater ponds and a created ditch <br />totaling 0.9 acres. These excavated ponds, impoundments, and drainage ditches do have <br />wetland characteristics, but they were created for the purpose of water retention or <br />detention and drainage. These areas were created in upland, and would not be regulated <br />by WCA. This is going to be reviewed by Rice Creek Watershed District. <br /> <br />The wetlands are within the Wetland Management Corridor and conservation easement <br />and wetland buffers are required. The applicant proposes a 25 foot buffer. This will be <br />reviewed by RCWD. <br /> <br />As part of the 1999 building expansion project, a Declaration of Restrictions and <br />Covenants (DORC) was recorded over the wetlands. This is being modified as part of the <br />Rice Creek Watershed District wetland permit review. The DORC will be modified to <br />reflect the current delineations. <br /> <br />A separate public drainage and utility easement covering the delineated wetland, <br />conservation easement and WMC buffer shall be drafted and recorded against the <br />property. <br /> <br /> <br /> <br /> <br />
